«And in this building they made Lenin's sarcophagus» - with these words, our first acquaintance with the 1940 construction began. The rich history of the three-storey building with a basement was complemented by meter-high brick walls, inactive communications, numerous technological openings and chimneys for the former production.
Before executing the architectural concept, it was necessary to perform a survey of engineering systems and building structures. First of all, we were interested in constructive safety, the possibility of installing the necessary number of bathrooms and new openings. After several visits to the facility, we were still convinced of the possibility of extending a new gravity sewer to all the necessary points, we outlined places for the passages of water supply, ventilation and heating networks. A new switchboard, server room and control room were also placed.
The main objective of the project was not only to make a modern, comfortable and convenient building, but also to hide any engineering communications from users as much as possible. Convenience of operation and repair remained an important factor at the same time. It was decided to carry out all the wiring and control units in the basement, and then let the networks go up the new risers in closed boxes, laconically inscribed in the space of the premises. In addition, in the same boxes there is an individual exhaust ventilation for each apartment. The placement of split systems was provided on the roof of the building.
Performing this project, we realized that indeed any building can find a second life.
